Terms and conditions

We recommend that you read and comply carefully with the general rental terms and conditions, as well as the booking and payment terms and conditions. If these are not complied with, you may lose the right to occupy the property without being released from the obligation to pay. The current rental terms apply to agreements between the owners of the properties for which Nordtoscana acts as an intermediary and the customer. Any agreement between the customer and the respective owners that changes, amends, or cancels these rental conditions or other information set out in the General Terms and Conditions must be made in writing in order to be valid. Any change, whether partial or total, that is not set out in the terms and conditions of the general rental terms will be considered invalid.

The rental agreement is concluded by us on behalf of the respective owners, acting as an agent, at the prices set by the owners.

The maximum number of occupants (adults and children) specified by us in the booking confirmation must be respected. This limit may not be exceeded by hosting additional people in the house, garden, or on the property, even for short periods of time. Changes to the number of occupants may be possible in individual cases, subject to prior agreement with us.

The customer declares that they have read and accepted the General Rental Terms and Conditions at the time of paying the deposit. The rental cost must be paid according to the terms set out below: upon confirmation, depending on the circumstances, the customer will be required to pay a deposit of no more than 30% or the full booking amount. Any remaining balance must be paid upon arrival and check-in at the property.

All prices, unless otherwise stated, include the costs of gas, water, and electricity, and include VAT. Additional costs such as final cleaning, pets, or other services will be communicated at the time of booking. Linen is normally always included.

Additional costs such as heating, firewood, sauna, etc. are usually invoiced directly by the property owner.

Any additional services will be clearly listed in the booking summary before you make the payment.

In certain cases, the property owner may require a security deposit, which will be returned upon the guests’ departure if no damage to the accommodation is found.

Price changes are possible until the booking is confirmed, in particular in the event of errors, misprints, or subsequent rent increases by the owners. Of course, you are free to cancel the booking.

Cancellations up to 30 days before arrival are fully refundable; cancellations made after this 30-day deadline are non-refundable and will result in the loss of the deposit paid by the customer. Cancellation within 24 hours of booking is free of charge. If the keys are returned early before the end of the rental period, the rent already paid will not be refunded.

Withdrawal from the rental agreement is also possible less than 30 days before the arrival date without any penalty if the tenant provides a new tenant for the apartment.

Upon arrival at the property, the guest is required to present their passport and/or identity card to the staff member in charge. The scheduled check-in/out times are indicated at the time of booking the accommodation. A late check-in by 9:00 PM is possible provided that the responsible staff are notified at +39 335 547 9651.

Most holiday homes and apartments are managed by us or by the owners themselves. If something is not right, contact the respective owner or the person responsible for the handover immediately. If the issue still cannot be resolved as expected, contact immediately:

Please note that if this obligation is not complied with, any claims for compensation are excluded. Complaints submitted only after leaving the holiday apartment do not entitle the guest to any compensation. If defects occur, if contractual performance is not possible for other reasons, or if the accommodation is objectively unfit for occupancy, we will remedy the situation immediately after being notified, in particular by providing suitable alternative accommodation. Alternative accommodation may be refused only for serious and objectively verifiable reasons.

The guest is responsible for treating the accommodation, premises, and surrounding property with respect and will be held liable for any damage caused by the guest, anyone in their party, or their pet. The guest is responsible for any personal injury or physical damage caused by the guest or their pet during the rental period, including damage for which they are or may be insured. The guest must ensure that neither they, nor their companions, nor their pet disturb other guests or the surrounding area. If the guest, any of their companions, or their pet behaves in an inappropriate or unacceptable manner, the rental manager reserves the right to terminate the rental agreement immediately and without notice. In such case, the guest is not entitled to a full or partial refund of the rental cost.

Upon arrival, the guest will be required to pay a €300.00 (three hundred) security deposit as a form of guarantee. The deposit will be returned upon the guest’s departure and may be retained if any damage is found to have been caused by improper use of the facilities provided for rent.

The parties may cancel the contract without prejudice in the event that performance of the contract becomes impossible due to force majeure.

The holiday homes or apartments we offer are usually carefully renovated farmhouses. The properties are privately owned and are furnished individually according to the taste of the respective owners. The furniture, kitchen equipment, and quality of the beds may not meet the standards of your country of origin. Even if the price is the same, it cannot necessarily be assumed that the features and quality are the same.

If you stay in the countryside, you may sometimes be visited by small animals that are part of the natural environment. As for the land around the accommodation, the grass may not always be freshly cut and may therefore appear overgrown. For properties surrounded by fields and gardens, we cannot provide an absolutely binding statement regarding the condition of the grounds, as conditions may change, including depending on the season.

In rare cases, power or water outages may occur for reasons beyond the owners’ control and therefore cannot be considered grounds for a complaint.
