Terms and conditions

We recommend that you read and comply with the general rental terms and conditions carefully, as well as the booking and payment terms and conditions. If these are not respected, it is possible to lose the right to occupy the property, without being exempted from payment. The current rental terms concern the agreements between the owners of the properties for which Nordtoscana acts as intermediary and the customer. Any agreement between the customer and the respective owners that changes, modifies or cancels these rental conditions or other information indicated in the General Conditions must be in writing in order to be valid. Any change that does not result in other ways and terms and in the general rental conditions, whether partial or total, will be considered invalid.

The rental agreement is concluded by us on behalf of the respective owners as agent at the prices set by the owners.

You must respect the maximum number of people (adults and children) specified by us in the booking confirmation. It cannot be overcome by welcoming other people into your home, garden or property for short periods of time. By agreement with us, changes to the number of people are possible in individual cases.

The customer declares to have read and accepted the General Rental Conditions upon payment of the deposit. The cost of the rental must be paid according to the terms indicated below: upon confirmation, depending on the case, the customer will be required to pay a deposit not exceeding 30% or the entire amount of the reservation. Payment of any remaining balance must be made upon arrival and registration at the facility.

All prices, unless otherwise indicated, include gas, water and electricity costs. And they include VAT. Additional costs such as cleaning, pets, etc. , are communicated upon booking. Linen are normally always included.

Additional costs such as heating, firewood, sauna, etc. they are usually invoiced directly by the owner.

Any additional services will be clearly listed at the time of the booking summary, before making payment.

In certain cases the owner of the accommodation may ask for a deposit which will then be returned upon guests’ departure, if no damage has been found to the accommodation.

Possible price changes are possible until the booking is confirmed, in particular in the event of errors, misprints or subsequent rent increases by the owners.  Of course you are free to cancel the booking.

Cancellations up to 28 days (4 weeks) before arrival are fully refundable; cancellations that occur after this 30 day period are non-refundable and will cause the loss of the amount paid by the customer. If the keys are returned before the rental deadline, the rent already paid will not be refunded.

Withdrawal from the rental contract is possible even less than 28 days (4 weeks) before the day of arrival without any penalty if the tenant makes a new tenant available for the apartment.

Upon arrival at the facility, the customer is required to present his passport and/or identity card to the person in charge. The scheduled check-in/out times are as follows • Check-in from 4.00 pm – 8.00 pm • Check-out by 10.00 am. Most of the holiday homes and apartments are managed by us or by the owners themselves.  If something is wrong, please contact the respective owner or the person responsible for delivery immediately.  If the problem still cannot be resolved as expected, contact immediately:

Please remember that if this obligation is not respected, requests for compensation are excluded. Complaints made only after leaving the holiday apartment do not entitle you to any compensation. If defects occur, if contractual fulfillment is not possible for other reasons or the accommodation is objectively in a condition that it cannot be occupied, we will remedy the situation immediately after notification, in particular by providing suitable replacement accommodation. The replacement service can only be refused for important and objectively identifiable reasons.

The customer has the responsibility to treat the accommodation, environments and surrounding property with respect and is held responsible for any damage that he or anyone in his group or his pet has caused. The customer is responsible for any personal or physical damage that he or his pet causes during the rental period, even for damage for which he is or can be insured. The customer has the duty to ensure that neither he nor the people accompanying him nor his pet disturb other guests and the surrounding area. If the customer or one of the people accompanying him or his pet acts in an inappropriate or unacceptable manner, the renter manager reserves the right to cancel the rental contract immediately and without notice. In this case the guest is not required to refund all or part of the cost of the rental.

If the guest has left a deposit upon arrival, this could be retained if damage caused by improper use of the rented facilities is found.

The parties may cancel the contract without prejudice in the event of impossibility in the execution of the contract due to force majeure.

The holiday homes or apartments we offer you are usually farmhouses that have been more or less carefully renovated. The houses are privately owned and are individually furnished according to the taste of their respective owners. The furniture, kitchen equipment and quality of the beds may not meet the quality standards of your home country. Even if the price is the same, one cannot necessarily conclude that the features and quality are the same.

If you live in nature, you will sometimes be visited by small animals that are part of an intact environment. As regards the land around the accommodation, it could happen that the grass is not always freshly cut and therefore it could be unkempt. For houses surrounded by fields and gardens, we cannot provide an absolutely binding statement on quality as conditions can change, including depending on the season.

In rare cases, power and water interruptions may occur for reasons beyond the control of the owners and therefore cannot be considered cases for making a complaint.
